Appraisal

Our Property Managers understand the current market conditions surrounding the area your investment property is situated in order to provide you with the best advice in regards to expected rental returns. We work with you to find the best price and the best tenant.

Tenant Selection

Applicants for your property undergo a robust screening process which ensures only quality tenants are selected to live in your investment property. All applicants undergo a 100 point ID check, references checks and database credit and police checks. All this information provides you with the ability to make an informed decision.

Rent Control

ZERO Tolerance for Arrears. We take a hard-line approach to tenants paying their rent. Active intervention strategies are implemented. Rental Arrears are investigated on a daily basis.

Routine Inspections

If you have a new property, Property Asset Property Management arranges and carries out your initial 90 day builder warranty and maintenance inspection and will liaise with the builder and Property Asset Planning. For already established properties and new properties, inspections are carried out quarterly. Each inspection report will be provided to you with photographs, maintenance report and further details.

Rent Reviews

Prior to the expiration of the Residential Tenancy Agreement, we review market conditions and provide you with a recommendation regarding the rental returns for the next tenancy period.

Statements

As a landlord, you will receive two (2) types of statements – Monthly and Annual. The Monthly statement will account for all funds received and any disbursements made on behalf of your property. The Annual statement collates all monthly statements and is prepared in a format for you to provide to your accountant to complete your tax return.
