In this stage, we take the time to get to know you, and you get to learn about us. We do this so we fully understand what your current financial capabilities and personal financial goals are.
We then go through a purchasing example on paper that is tailored to your financial situation on how purchasing an investment property could work for you.
Finally, we take the time to take you on a tour to our selection of property developments sites. This gives you a taste of what you could own in the coming months.
Through one of our handpicked property developers, and with our guidance, you purchase land and a full turn-key investment property. This property is tailored to give you the greatest return yield based on your current financial capabilities & goals.
On average, the entire construction process takes around nine months to complete. We have a proven six-stage property construction process with checkpoints that help everyone keep track of the project’s progress. The six stages include slab pour, framework, external walls, roofing & internal linings, internal carpentry, and completion.
At each of the six stages, our clients pay a progress payment directly to the builders.
We are also very proactive in keeping our clients in the loop for the progress of their investment property through email updates, photographs, and phone calls discussing the project.
Towards the final stages of the project, our property management team will start researching the perfect tenant for you, meaning your rental income starts as soon as possible.
This is our favourite part: we get to hand you the keys to your brand new investment property! We conduct two walk-throughs with you to make sure you’re 100% happy with the entire property, and then shortly afterwards, your new tenant will move in and start paying rent to you!
We then order your Depreciation Schedule. The Depreciation Schedule is an ATO-approved tool that makes it easy for your accountant to maximise your income tax benefits for up to the next 40 years.
Finally, we then give to you an Accountant Information Checklist and work with the property manager to make sure all of the property’s utilities are established and working.
Our entire in-house property management team is fully accredited. Because we do have access to an in-house team, before the property is even completed we will begin the search to find the perfect tenants to move into your brand new investment property.
This is exciting because it means from the moment it is ready for occupancy, you’ll begin earning money from the tenant paying rent!
We recommend only the very best tenants to move in, meaning you won’t have any tenant headaches that other property investors sometimes suffer from.
Finally, all of our properties have the option of a 6-month rental guarantee. So in the extremely unlikely scenario that your property is unoccupied, we’ll pay you the agreed rent amount for your property for up to six months, or until a tenant does move in; whichever one happens first.
This means regardless of what happens, you will immediately begin earning rent for your investment property!
